Location, condition, and pricing strategy are the three biggest factors that determine your home's appraised value. Location drives the baseline, condition adjusts it up or down, and pricing strategy determines whether buyers show up to compete.
Location
Location is everything. Real estate is fundamentally local.
A beautiful home in a declining neighborhood is worth less than an average home in a strong neighborhood.
Why? Because buyers care about:
- Schools (if they have kids)
- Neighborhood safety
- Proximity to employment
- Access to amenities
- Community reputation
Location captures all of that.
In my appraisals, location sets the baseline. Then everything else adjusts from there.
Condition
A home in excellent condition is worth more than the same home in poor condition.
Seems obvious, right? But condition is more nuanced than you think.
I look at:
- Roof condition (major expense if needed)
- HVAC systems (age, functionality)
- Plumbing and electrical (up to code, safe?)
- Foundation (any cracks, settling?)
- Interior finishes (wear, updating)
A kitchen from 2010 vs. a kitchen from 2024 affects value.
New carpet vs. stained carpet affects value.
I quantify these adjustments. That's the appraiser's job.
Price
Price is where psychology and reality collide.
A seller can list a home for $1M. But if comparable homes are selling for $850K, the appraiser values it at $850K (or lower).
Price matters in appraisals because:
- Sales prices validate appraised values
- If appraisals consistently come in low, the price was too high
- Market sets values, not sellers
What I Don't Control
As an appraiser, I don't set value. I measure it.
I analyze comparable sales. I evaluate condition. I assess location factors.
Then I derive the value from the market evidence.
Buyer Perspective
If you're buying a home, understand these three factors:
Location determines the neighborhood's baseline value. Condition determines your home's premium (or discount) within that neighborhood. Price determines whether it's a fair deal.
Get all three right, and you have a solid investment.
Ignore any one of them, and you're guessing.
